Like the housing industry, real estate “guru” Mark Bosworth is in crash mode

The widow and the man who cheated her out of hundreds of thousands of dollars come from large Mormon families and lived in the same west Phoenix neighborhood back in the '70s.

Martha Mow, whose maiden name was Judd, is about 13 years older than Mark Bos­worth and didn't know him then. But she remembers babysitting young Berne Fleming, cousin to Alan Davis, a man who would later marry one of Bosworth's sisters.

Fleming and Davis are now the managers of GoRenter.com, a property-management company founded by Bosworth that is the biggest of its kind in the state.

Martha Mow's direct connection to Bosworth came later in life.

In the early 1990s, her life took a wrong turn. She had just gotten a divorce from her first husband and was paying child support and alimony to him. She took a job in 1995 as live-in caretaker for two elderly Scottsdale women who, according to Mow, had been companions for 60 years and had no next of kin. The job didn't pay much, but the women agreed that she would inherit the house when they died. Which is what happened, five years later.

Then, on Valentine's Day 2002, she met Richard Mow. They were married inside a month. He moved into the Scottsdale house with her. And he introduced to her to one of his best friends, Mark Bosworth, a fellow Mormon and, like herself, a former west-sider.

At the time, Bosworth's real estate career was taking off — he appeared to Mow to be a local version of Donald Trump. From humble beginnings as a high school dropout, he grew up to become a self-proclaimed Valley real estate "guru."

His success was linked to the monster wave of rising Valley home prices that had drawn investors from all over the country to the area. Boom times of the 1990s had led many to seek out new places to sock their money, and, combined with killer low interest rates, the real estate market in Phoenix was hotter than the weather. Near its peak, investors saw the median home price for Maricopa County leap from $165,000 in July 2004 to $235,000 a year later.

Bosworth boasted in recent ads that his companies managed more than a billion dollars' worth of residential and commercial property, and that he owned at least $70 million in property personally.

Martha's new beau, Richard, was almost like family to Bosworth. He was once married to the mother of Lisa Bosworth, Mark's wife.

Soon after Richard and Martha got hitched, they sold the Scottsdale house.

"Mark indicated it would be wise to liquidate that house and invest in two houses," Mow says to New Times.

It was one of Bosworth's premier tricks of his trade: leverage. Taking money to make money.

And it's always good to use other people's money to make money — Bosworth's mother collected the commission from the sale. Bosworth's parents, Don and Ethel (who also go by Bryan and Leoda in county documents), act as occasional business partners with Mark.

Martha and Richard, who was having terrible problems with diabetes, moved into a Mesa rental home owned by Bosworth with the understanding, she says, that they could live there until he died and that Martha would buy the place a new air-conditioning unit.

The investment deal came within a year. Martha Mow took $57,000 of the roughly $150,000 she had made on the sale of the Scotts­dale house and paid it to Bosworth. Based on their agreement, the money served as a down payment for her and her husband's purchase of four small, low-rent condominiums in the West Valley, and also as a down payment for two rental homes Martha purchased on her own.

The Mows arranged to have one of Bosworth's property-management companies deal with the cumbersome task of fixing up the properties, finding tenants, and collecting rent.

"She'd never been a real estate investor before," says Fred Judd, Martha's brother and a California attorney who's also licensed in Arizona. "She fully trusted [Bos­worth]."

Judd, who later helped his sister sue Bosworth over the deals, says Bosworth bought the condos from an investor in California for no money down just before selling them to the Mows at a profit. Mow says Bosworth never followed up on his promise to send her the deeds to the condos so that she could record the sales legally in her name, and she says he blew her off when she telephoned him about it.

She says he kept her in the dark about a lot of things.

The rental units were dogs and soon began losing money, but Bosworth didn't notify her about that, she says. Instead, court records show, Bosworth sold all six properties to someone else. Twice.

The first sale became fouled up, and the buyer sued Bosworth to get his money back. In early 2005, Bosworth sold the properties again.

The condos were easy sales for Bosworth; he still held the deeds in his name.

That left the two houses deeded in Martha Mow's name.

While Bosworth was scheming to take her money, Mow says, he never strayed from his image as the benevolent millionaire. She remembers one day when Bosworth dropped by to visit Richard while he was "on his deathbed."

    Mark Bosworth is now taking advantage of the hailstorm damage and is working as a roofer. Hie signs say "FREEroofphoenix.com" and his companies name is Evolution Roofing and Construction LLC. With a Scottsdale address on Bell Rd. An address for the Fix it Man will also show up, but neither of these addresses are valid. You cannot find an owner or address for the business on google. My husband decided to use this business to do our roof because he met Eddie Bosworth, Mark's brother, at work (Keller Electric). They both talked a good game, and promised lots of stuff. They first tried to get a us to have the roof put on as an overlay--which I found out later voids the warranty on the shingles, then the new roof leaked when it rained. They came out and fixed one of the leaks, but there are two more than have not been fixed. Now, they won't answer our calls. I finally got Mark to call me yesterday. He started yelling at me because he said that I had called him 2 hours after my husband had called him. I denied his claim, but he wouldn't let me talk, and then hung up on me. He has our money, and hasn't finished the work. He took our entire check from the insurance company promising to get the air conditioner replaced and some carpet. This was back in January and February. He needs to be stopped.

    I had this company manage 3 of my rentals several years ago and they are completely dishonest. False charges, refusing to communicate, not doing work they charging you for, etc. When I sent a local realtor over to look at one of my rentals that Home America said it was advertising it for rental, it was completely unlocked and filthy and had evidence that someone was sleeping in it and eating in it. Further they were charging me for advertising but they were not. After this agent changed the locks for me (unbeknowst to Home America), they claimed that they changed the locks. But the local realtor told me that it still had his locks on it. They just lied about everything continuously. I ended any association with them and got a new property manager. What is very interesting is almost two years after having nothing to do with them, they sent me a 1099 claiming they paid me rental income!!! The income was completely false. I am sure there are hundreds of there former clients who have similar stories. My situation can not be unique. What is even more amazing is that I recently received a 2009 Property Management Agreement from GoRenter.com (sent to my old address but forwarded to me) asking me to have my properties managed by them because they are committed to helping landlords and they have reduced and eliminated many of their fees. Unbelievable. Why would I write this after years of noninvolvement with them? Beause they are dishonest and I do not want other people hurt both financially and emotionally. They wanted me to invest in Las Vegas real estate with them. Fortunately, I never did because I realized that they were not honest about my rental management.

    If Mark Bosworth was issued a cease and desist order then what about all the other Bosworth's within the GoRenter organization that are still conducting business. I have had horrific dealings from Mark Bosworth all the way down to Mindy Bosworth. They are all crooks! We need to all get together and put this company out of business completely. Too many people including myself have fall victim to their false advertisements, paid charges that we shouldn't have, and let's not forget the excessive rent increases on their properties......

    Well ya'all . . I have read all of this, and being a former friend and employee of Mark, I feel sad for what he is going through but . . what comes around goes around. I lost everything that I had because I was told by him to "Believe" in him. I did, and lost everything. I tried to listen to everything he said but in the long run it cost me everything, including my business and my husband. So, I'm fine now but I learned a valuable lesson about so called "REAL" people, now I don't trust anyone. Good luck!!!

    Hired Home America/GoRenter to manage my properties in the Phoenix area. Worst company I have ever dealt with. Service was lousy, work contracted out was done poorly and done by "contracters" who charged outrageous prices. I'm sure these contractors were relatives. They even ordered work after I terminated the contract, expressly ordering them NOT to do so. This work was done so poorly that I had to pay to have it done again.     I don't have a dog in this fight. But I find this article interesting. Fifteen years ago I knew someone that worked in a different industry where there were similar circumstances to Bosworth's, the founder of that company left very quickly (like Bosworth) in the interest of the company and its employees. As it turned out, that company was systematically dismanteled by the Feds. It would appear that co-managers of the "new" go renter are really in the hot seat. It will be very interesting to see how this plays out. I hope the Phoenix New Times does a follow-up in say a year. The title could be " A year later: Where are Mark Bosworth and Go Renter now". These are good times!

Everyone on here talking bad about Mark, is his former employees who want to bash him, none of the people on here are his investors. How are we to believe Mark has sold the company with all the shady past dealings and current dealings trying to hide his assets from creditors, and the fact he still pulls a paycheck from GoRenter. All I have to say to all the Mark Bosworth supporters is there is a reason the AZDRE and the AZ Corp Comm and other agencies are investigating Mark and his dealings. Hopefully all you MB supporters won't be shy to comment when the entire story unfolds. Noel, you may have rented 26 homes last week, great, how many of those 26 will still being paying rent in 3 months, my experience with GoRenter was they would put the first person to sign an application with no regard to credit history, the renter would pay for 2 months....trash the house....eviction....pay Mark's relatives for overpriced repairs....I would complain....no response...etc..

This man has no education, no real estate license, no investment or finance savvy, no ability to run a business profitably (that is without stealing, forging or acting fraudulently), no family values, no morals, no NOTHING!     I tried GoRenter to list a home of mine...big mistake. Luckily I didn't lose too much and I learned a valuable lesson. I was charged for things that weren't done and then late fees for not paying those fees and nobody would answer their phone...I'd just get more threatening letters. I finally drove out to their office on the west side and I was told everyone was out that day. In retrospect it was a lot more work dealing with them than it would be to just list and rent a home yourself. I was SO relieved to get the contract cancelled which required an appointment and another drive out there. Im still getting the threatening letters but chances are they have bigger fish to fry right now. Good riddance to this so-called company.

    What a freakin' scumbag! I, too, have been personally victimized by the Bosworth clan. My dealings were more with Russell, but the story is the same.....totally dishonest frauds who took advantage of many, many innocent people. Russell Bosworth collected rents from my 26 residential properties and then absconded with the proceeds after closing down his office late at night on a Saturday. I've sued him and now have a judgment against him and his company and I'm thrilled that he is going to prison for a long time. The Bosworths need to fry!

    since when is it "untasteful" or illegal to charge late payments on the rent. Every lease I have ever had includes a "late payment" clause. Why do you think they put those clause's in there...for the exercise. Read everything you sign. You can not hold an individual responsible for doing what you contractually agree to. and I'm still sick of all the gossip...

    My hat is off to all the posters here who claimed a great experience with Mark Bosworth and any of the companies associated with him ...you are very lucky. My experience as a tenant was very bad. One month I was sent a late payment notice for unpaid rent and had to pay a late fee on top of rent again. There were several other tenants that had unpaid rent in the same month. Another upset tenant was in their office inquiring about his late payment when I was there (hmmm). I know BS when I smell it. I researched the company(s) and discovered a lot of complaints. To make a long story short, I complained to them about this stunt. A couple of days later I got a call saying that my monthly payment showed up late (confirmed by the postmark) and the check inside would be shredded, late fee would go to next month rent. Sounds very similar to what I've read in the article. I can go on and on with stories from my experience about how this company is a rip-off. On a positive note, I would like to thank this company for the education lesson ...if I ever rent property again I'll be very cautious with who I'm dealing with.     As a former customer of the Bosworth b..s.., I am happy to see that someone finally nailed that little crook. The properties that Bosworth's companies got me into are down over $100,000 each and are still bleeding me out of $2,000 per month on each property. I had found out that Bosworth had increased the purchase prices on the properties so he could get paid double commissions. At least I moved the properties to an honest property management company where I don't have to worry about bogus repair charges or lies from the Bosworth deciples at Home America (Which I see he changed the name to GoRenter.com) I'm very curious why Bosworth's 2nd in command, Mike Sargent was never even mentioned in the story. I dealt with Sargent and Van Campen mostly and found them to be nothing but mouth pieces for Bosworth. I hope they fit Bosworth for an orange jump suit but I'm not sure if Tommy Bahama has a prison line yet.

    Mark told people the correct way to invest, his agents (under his watchful eye) lead many investors astray, and encouraged them to over-buy. For all of those ex-employees complaining, check you bank accounts from last year-Mark was notorious for overpaying unworthy people, like you. he is a crook, he did steal,he did forge on some of his personal deals, but you jerks made money off of him too. most of his clients are happy, and purchased correctly,and their homes are leased and managed correctly. look in the mirror before you continue to throw stones...

    I question the integrity of any employees that still work there! This person built an incredible empire, got greedy and has now left everyone else to pick up the pieces. If he hasnt done anything wrong why all the law suits by government entities? This powerful speaker preaches honesty and integrity; when he himself hasnt been even close to that. What a let down. Just when I thought declining property values was the worst I had to deal with............ In one of my recent conversation with a "left over" employee is that there are a lot of people running scared and pointing fingers instead of buying some tennis shoes to go job hunting. I think I'll call monday and cancel my rental's and go to Brewer Caldwell or maybe Bennett? I'll let you guys know - just in case you need a new company to manage the properties you have with them. Damn this is disappointing. This must be why my management fee's have doubled.

    Paul- you can not be serious. I had the pleasure of working with both Barbara and Steve. I have also met you. Assuming you are the same weasle I met in the office Barbara shared with you. My instincts were correct. If this is the absolute best you can do is call her a swinger and accuse those two of stealing then your out of line. First of all Barbara worked at qwest for YEARS prior to her employment there and she was the same person at qwest as she was under the employment of Mark. Honest, with integrity and a shoot it to you straight person. Curious how you accuse her of the theft however she didnt work there at the time mentioned in the article. And swinger? Do I sense bitterness? Is this because you at not her type? I do not have knowlege of this to defend as truth or not, but how old are you?     I agree yuri, he steered me away from a couple of questionable deal and did so without trying to sell me anything, and untill he's proven to have done something wrong in the criminal courts, I agree. Let's leave him alone and let the justice system deal with it, that's why we pay taxes.

It's too bad all of the people on here act like Mark's friend to his face, but behind his back take every advantage to slander him? I once worked for Mark and all I can say is that he was a great leader, he was brilliant and inspirational. He was kind to all around him and he made everyone his friend. He would go out of his way to help people in need, since when are articles written in the New Times, credible and respect worthy. You may as well go read STAR!     Hey New Times, I could have written a much shorter story on this clown. It would go like this..."The Boz is a crook. Period." End game. He wont get jail, but he deserves to take it in the ass anyway.

    I am glad to see this man and his wife Lisa former mistress/nanny/housekeeper get exposed for what they really are. Their greed has torn so many people apart. I for one am ecstatic that this article came out. This entire family is corrupt, they hide behind the Mormon church and preech accountability. Lie, cheat and steal Monday thru Friday and Church on Sunday. Poster Mormon family. The entire family the brothers, sisters, sister/brother in laws, parents, cousins, nephews, nieces are and have been aware of all the corruption this man has created, they ALL work there!

    Well he got caught....how about all the other people in california, ohio, nevada and the rest of the company who were caught in similiar circumstances. Now he's ruined, you won't have him to complain about anymore. How about all the people who are abusing dogs, and other such 'heinous' crimes in this state. Granted some of his tatics may have been 'shady' and maybe even illegal, but what the h***, move on...he's not going to be a thorn in anybody's side anymore.

    The Guru NOT! My association with Mark Bosworth and the GoRenter clan was a nearly unbearable attempt at professionalism. Poor accounting records, screaming property managers, unhappy tenants, family disputes, real estate license violations, maintance violations, DRE Audit bashing, tax evasion, securities fraud, forgery, family members bilking and more.... Nothing short of a quick change con artist NOT guru and his followers. Mark Bosworth deserves jail time for his complete lack of integrity and honesty in all his dealings, family, friends, employees and especially his followers. This company is a shame to the real estate industry in Arizona!

    Well, "Jimmy" or should I say Mark. Seems like exactly same stories and analogies I have heard from Mark in the past. He is the only person that could or would think he is a victim here. Business man caught in a bludgeoning Real Estate Bubble? How does that explain collecting Rental Tax from each of his self proclaimed 2200 homes that he manages but never bothering to pay those taxes to the cities? As evidenced by the suit against GoRenter by the city of Avondale. Additionally, even in bankruptcy the Bosworth's are claiming to rent a home for $4995 a month, interestingly enough Lisa Bosworth bought that same home in February 2008 then the very next business day signed the home over to Bosworth's parents, who is now is their landlord. I wish I could afford to "rent" a home for 5K a month but unfortunately I lost I lost my life savings to this man.

    Obviously the previous poster is a family member or somehow connected to the Bosworth empire. I had the "privilege" of working for two days in their office as an assistant. I was NEVER given any paperwork to fill out for tax purposes. I was lied to about the position and the hours. It became immediately apparent that this company and the head honchos were not honest, trustworthy and above-board. The disciplinary action by the Dept of Real Estate and the loss of lawsuits does not surprise me in the least.

    Jimmy - clearly you are Mark trying to just cover for yourself. If you are an "outsider" you havent a clue about what goes on behind closed doors. This extensive article only scratches the surface of the scandalous and conniving misdoings by "the boz". He never did anything that wouldn't guarantee he could blackmail that person later on. He's gone so far as to advise employees that had rental homes not listed/managed with home america that they were basically stealing from him and his wife Lisa because he is the one that has taught them how to manage the home. This only prooves that his "sale" of the business is complete crap since this was commented in may of 2007. AFTER the supposed sale and his supposed not with the company. All con artists get caught sooner or later, had he just reaped the rewards for his hard work in a legit way he wouldnt have any of these problems. He got greedy and now he has to pay. Interesting how him and his wife both left town the night this story comes out. Well I say lowest price, highest quality or best service. One of his favorite quotes. Well lets see.....you my good friend do not provide any and this is why "the boz" will end up in jail fingers crossed.

    this is the most incredulous attack on a businessman who, like many others, has been caught by the burgeoning real estate "bubble" burst. All one has to do it to review the tales of many, many other business men to relaize that this is nothing to take extreme notice of. Stockton, California, Sacramento California, both at one time the sites of fantastic real estate growth now rank near the top of the United States riskest citys to invest in real estate. Many, many people profit at the expense of others. I know that Mark, routinely, out of his own pocket, paid the rent for renters who were experiencing "hard times", and in one instance assisted a gentleman, who's home had burned to the ground, in navigating the twisted path to insurance settlement. For the most part Mark "supported" this gentleman for almost 1 year while expending un-countless hours and an untold amount of energy, just to be certain his 'acquaintance' did not end up homeless. Furtermore Mark, out of his own pocket, paid private, un-involved contractors to start the demolishing and reconstruction of this individuals house long before any insurance settlement was anticipated or even offered. I'm reminded of the story of a bucket full of lobster, all clamoring to get out of the bucket to escape to the sea...one made it to the top escaped before leaping into the sea he turned to offer a helping hand to another lobster close to the top, unfortunately nobody escaped, the fisher man snached the "escapee" and grabbing the bucket tossed everybody into the boiling water. Many times in the course of an endeavor things get 'messed up'....thankfully it usually get's straightened up before anybody gets really burnt, but more often that one would like to admit, many people get badly burnt, but it's not really anybody's fault...it's just life handing you lemons....at least Mark knew how to make lemonade
