In 2024, Maricopa County will likely break the record set in 2005 for the most eviction filings in a single year.

Through the end of November, there have been 79,858 evictions filed in Maricopa County – an average of 7,260 filings a month, according to data from the Justice Courts of Maricopa County. But the eviction crisis is not spread evenly around the county.

Several ZIP codes, often in lower-income areas, have seen thousands of eviction filings this year. Others – in rural ZIP codes such as 85087 (Morristown), 85342 (Dateland), 85545 (Roosevelt) and 85263 (far north Scottsdale) had zero eviction filings in 2024.

But which areas have been hit the hardest by evictions? Here are the top 10 ZIP codes by eviction filings this year.

1. 85301 (Central Glendale)

Containing Glendale’s downtown and city center, this generally low-income area has held the title for the most eviction filings for years. To comfortably afford rent, residents should make $49,752 a year, according to Apartments.com, However, the median household income of the area is almost $4,000 lower per year than that, leaving renters cost-burdened. A whopping 30.8% of residents in the ZIP code live below the poverty line.
