Home prices have been cooling or even falling in some areas of the country, including Phoenix, according to a Washington Post analysis of home value data from the mortgage technology division of Intercontinental Exchange.
From February 2024 to February 2025, prices for single-family homes have grown by more than 2.7% nationally. In Phoenix, however, price changes have varied. Prices have continued to jump in Scottsdale and Paradise Valley; in some Glendale and Central Phoenix ZIP codes, home prices have dropped.
Here are the Phoenix ZIP Codes where home prices have seen the biggest drops and jumps over the last year.
Phoenix ZIP Codes with the biggest drops
1. 85031 (West Phoenix)Average home value: $302,000
Change: 4.1% decrease
This west Phoenix ZIP Code saw the largest decrease in home prices over the last year in the Valley. According to Zillow, more than 70 homes are currently for sale in the area, including some that have seen significant price cuts.
2. 85351 (Sun City)
Average home value: $275,000
Change: 3.9% decrease
If you’re looking to retire in Arizona’s planned retirement community of Sun City, now might be the time. According to Zillow, there are 482 homes for sale in the area, including some that have seen price cuts of up to $18,000.
3. 85006 (Central Phoenix)
Average home value: $462,000
Change: 2.0% decrease
Parts of downtown and central Phoenix, including the popular neighborhoods of Garfield and Coronado, are found in this ZIP Code. So if you’re a sucker for a historic home in one of Phoenix’s oldest neighborhoods, now might be the time to start looking. According to Zillow, there are more than 90 homes for sale in the ZIP Code right now.

Change: 1.5% decrease
This residential north Phoenix ZIP Code is home to many single-family home neighborhoods, with Lookout Mountain Preserve smack dab in the middle. According to Zillow, there are 222 homes for sale right now in the ZIP Code, including some that have seen price cuts as much as $15,000.

Average home value: $361,000
Change: 1.5% decrease
This ZIP Code is just up Interstate 17 and just north of Castles N’ Coasters. According to Zillow, there are more than 120 homes available to buy right now.

Change: 1.5% decrease
This residential ZIP Code is home to many single-family homes, golf courses and more. According to Zillow, there are more than 180 homes available to buy. These homes also tend to be larger than the homes in other ZIP Codes on this list, ranging from 1,600-square-foot townhomes to more than 3,000-square-foot single-family homes.

Average home value: $395,000
Change: 1.5% decrease
This West Valley ZIP Code, located between Tolleson and Goodyear, has also seen a slight decrease in home prices over the last year. According to Zillow, there are 230 homes for sale right now in the area.

Change: 1.5% decrease
This ZIP Code spans I-17 and State Route 60 and includes Grand Canyon University. According to Zillow, there are 75 homes for sale right now, including homes that have seen price cuts of up to $30,000.

This ZIP Code includes parts of wealthy Paradise Valley. It has some of the most expensive homes, which are getting only more expensive. According to Zillow, there are nearly 300 homes available for sale in this area, many of which feature tennis courts and fancy diving pools.
2. 85262 (North Scottsdale)
Average home value: $1.4 million
Change: 5.1% increase
This large ZIP Code spans from McDowell Mountain Regional Park to the Seven Springs mountainous area. Home prices also remain high and more expensive than the average Valley home. According to Zillow, nearly 500 homes are for sale in this area.
3. 85254 (North Scottsdale)
Average home value: $847,000
Change: 4.5% increase
This ZIP Code nearly borders the northeast end of the Loop 101. It is home to single-family homes and golf courses. According to Zillow, there are nearly 260 homes available for purchase in the area.
4. 85266 (North Scottsdale)
Average home value: $1.2 million
Change: 4.3% increase
This ZIP Code is in the very north — and expensive — area of Scottsdale, bordering the town of Carefree. According to Zillow, it has more than 170 homes for sale, many of which are expansive homes between 2,500 to 4,500 square feet.
5. 85213 (Central Mesa)
Average home value: $1.1 million
Change: 4% increase
This ZIP Code has many expensive single-family homes, which are getting only pricier. According to Zillow, there are 215 homes for sale here.
