A new Arrive Hotel will open in uptown Phoenix in 2018. It’s being developed by Vintage Partners and Venue Projects at Camelback Road and Fourth Avenue, just west of The Newton.
The adaptive-reuse project will combine two Midcentury Modern mid-rise buildings to create a 79-room hotel with a rooftop bar, as well as a taco bar, ice creamery, and coffee shop.
Design elements for Arrive Phoenix reportedly will include nods to renowned Midcentury Modern architects who worked in the Valley, and local artists will help create the hotel’s unique look.
This will be the third hotel for California-based Arrive Hotels & Restaurants, which launched in Palm Springs, then created a hotel in Austin, Texas.
If all goes as planned, construction will begin in January 2018, and the hotel will open in October 2018, says Lorenzo Perez, designer for Venue Projects.
Perez co-founded Venue Projects with artist Jon Kitchell. The firm has created several adaptive-reuse projects in metro Phoenix, including The Newton and Central Market, the building that houses The Windsor and Churn.
Previous Vintage Partners projects include Uptown Plaza, Corner on 7th, and 7th and Roosevelt.
The Arrive Hotel will be located just west of The Newton, creating the area’s first dining, entertainment, and hotel hub.
The project totals just over two acres and 45,000 square feet. Total development costs are projected to be at least $18 million.
Perez says the project has been years in the making.
Developers purchased the office building at 444 West Camelback for $1.35 million in 2015. Then they bought the adjacent office building at 400 West Camelback in 2016, paying $1.2 million.
Both were occupied at the time, but they’ve been slowly emptying them out as leases expire.
In December, they’ll begin selective demolition and abatement designed to remove old materials such as asbestos tiles and lead paint. “We like to think of it as peeling back the onion,” Perez says.
The buildings were originally designed by either Ralph Haver or Fred Guirey, according to the Tuesday, October 10, press release issued by Vintage Partners.
Developers considered two possible uses for the buildings, including creative office spaces and a hotel with a creative spin.
One of Vintage Partners’ Los Angeles connections suggested they approach Arrive Hotels & Restaurants, so they sent some images to the company.
Then co-founder Chris Pardo gave them call, Perez says. It turned out that he’d spent some time at ASU, and was familiar with both the buildings and the neighborhood.
“With these guys, we didn’t have to sell Phoenix,” Perez says of working with Arrive Hotels & Restaurants. “They’re not afraid of the heat, and they love the music and culinary scene here.”
They’re already planning ways to involve local talent.
“We want to work with local artists on the midcentury vibe,” Perez says. So far Ed Mell, one of Arizona’s best-known artists, is at the top of that list.

But he’s also exploring other options.
Developers met with Steven Tepper, dean for ASU’s Herberger Institute for Design and the Arts, to talk about ways students might be able to participate – such as painting murals at the site.
“We love our old buildings,” Perez says of Venue Projects and Vintage Partners. “We can’t wait to share all this with the Phoenix community.”
